Roofing contractors have an obvious incentive to recommend replacement. Here is the framework we actually use, so you can apply it yourself and evaluate whatever you get told.

  • Is the damage localized or systemic? One failed pipe boot is localized. Curling across three slopes is systemic. Localized problems on a sound roof are repairs. Systemic wear is a replacement regardless of how small any individual symptom looks.
  • How much life is left in the rest of the roof? A repair only makes sense if the roof around it will outlast the repair by a meaningful margin. Under fifteen years, repair is usually justified. Past twenty, you are putting a new part on a failing system.
  • What is the repair cost as a share of replacement? Our working rule: if a repair exceeds roughly 25 to 30 percent of replacement cost, or if you have already paid for two repairs in three years, replacement is the better use of the money.

When is a roof repair the right choice?

When the damage is localized, the roof is under about fifteen years old, and the rest of the covering is in sound condition. A single wind-lifted section, one failed pipe boot, or a leaking chimney flashing on an otherwise healthy twelve-year-old roof is a repair, not a replacement.

Will a repair match my existing shingles?

Rarely exactly. Shingle colors change subtly between production runs and existing shingles fade with UV exposure. A repair on a ten-year-old roof will usually be visible up close, though it typically blends acceptably from the ground within a season or two.

Can I repair half a roof?

You can replace a single slope, and it is sometimes appropriate — for example, when one side took hail and the other did not. Be aware that the new slope will visibly differ from the old, and that many insurers will only pay for the damaged slope even when a full replacement would look better.

Is it worth repairing an 18-year-old roof?

Usually not, unless the repair is small and buys you a planned replacement window. Spending $1,200 on a roof with two or three years left is money you will not recover. Spending $400 to stop a leak while you save for replacement in eight months is reasonable.

Does a repair void my roof warranty?

A manufacturer material warranty generally survives a competent repair. Workmanship warranties are usually specific to the installing contractor, so a repair by someone else may affect it. If your roof is under a contractor workmanship warranty, call the original installer first.
